Need some advice/guidance

I have been living with my mom for the past 8 years in her condominium since separating from my husband. Her mortgage is in her name (she'sa widow, and she purchased the condo on her own after my dad passed away). She wants to change it so that if something were to happen to her while I'm still alive, I could just continue making the mortgage payments and continue living here without needing to refinance the mortgage and without her having to specifically will the condo to me (I have 2 siblings, and both have their own homes). My mom is assuming that she just needs to add my name to her mortgage, but we don't know what the process is to accomplish that. Is it something we can just do at the bank on our own, or do we need to pay a lawyer to help us? I'm sure if we contact a lawyer, they'll gladly offer their services, so we just wondered if it's something we can do ourselves at the bank, or if its genuinely more complicated than that (and, if so, what is the process and who should we contact to assist us?) Thank you so much in advance. If anything is unclear, please let me know. Basically we just want both of our names on the mortgage so that if she were to pre-decease me, I could simply continue paying the current monthly mortgage payments until the condo is paid off, and then I would be the owner. The odds are about 50/50 which one of us will survive the other, as I have several health issues, but we just want to take care of it now so there won't be any unexpected problems that put me at risk of not having a home. Thanks in advance for any advice on how to accomplish this with minimal expense. We're definitely willing to hire a lawyer if necessary - we just want to know how to go about it, what to ask for, will we need a witness and/or notary, etc. Thanks again! My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
