Building a new house, and concerned about timing the sale of current house

We are in Raleigh NC area. Kids have moved out, and we have decided to downsize. We have signed a contract with a builder, and he expects to finish construction and close in June, depending upon weather, etc. We are concerned about the timing of putting our current home on the market and the risk of aligning the sale and closing of the current house with the new house.

I understand we can incorporate the date to close in the contract to sell, but what if the construction is delayed and we need to reschedule?

We have been considering an "IBuyer" like OpenDoor since it seems to have more flexibility so we can align the date for both closings. However it looks like the offer price is lower than we will get by selling through a realtor. I also understand OpenDoor has some hidden fees.

Looking for recommendations. Thanks

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
