What should I do? (Sell house? Get a flex loan? Help!!)

Hello. So I’m not very smart with real estate and I’m in a predicament.

I bought a house/farm in Oklahoma for 300k. We have owned it for 3 years, no issues low morgage $1,300 a month including insurance. We owe 210k left on the loan. Anyways, my husband was sober for 9 years and relapsed with his new friends got himself in trouble and will be serving two years in prison. He’s always been the bread winner and I’ve always been the stay at home mom of 2 for 12 years. Now he’s leaving for prison and I’m left to figure it out. I did a forbearance and I’m on my 3rd and final month. What do I do next? I put my house up for sale, it’s worth 425k now and I owe 210k left. I figure that’s allot of equity and money to make on the house. And I do want to move as I HATE the location, want my kids out of the schools in this small town, and I would love to find something better and safer (although it’s 11 acres. We are on a highway close to the major highway) anyways…. It’s been on the market for 24 days and only one offer and it was a payment type of thing did not take it. My realtor said it was a weird offer. So what do I do about forbearance?? Will selling the house pay that back? Do I get a flex loan modification? And can I? If I don’t have income and only living off my husband’s unemployment and he’s going in a week. Also my credit went to hell after not paying and doing the forbearance. Help!!! What’s the best option here? Also if I do sell and have like 190k to put down, how will I get another loan on a house? Fix my credit and get a job? I should probably not even look now right? I’m always looking at homes to buy. Hoping someone buys and I can buy a new one. If I sell it should I rent? Until I fix my credit and get a job? Should I pay for a property in cash? With that money. Probably won’t be very nice but when he gets out he can remodel. Or should I save my house somehow with the loan modification? Or refinance but my credit score is like 540 right now 😩 should I keep my low mortgage and wait a couple years? Help!!!!!!

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
