Hi friends. I've had my eye on a home for over a year now. It is my dream house. The sales history on it is very strange (per redfin);

11/18/21 listing removed

03/29/21 listing removed

09/21/22 listing removed

11/27/22 listing removed

11/27/22 listing removed (yes on the same day as the last one)

11/28/22 listed (active)

11/29/22 listing removed

11/28/22 listed active $699,000. Listing description is for 94 acres, no mention of the home so I'm not sure if it was included in this price

06/10/22 price change to 599,000. It doesn't list this on redfin history but the listing description and photos were also changed on this day. The acreage dropped to 2.8 and the description changed to talk about the house.

So here's my question. I want to email the realtor listed and ask why it isn't selling. There is a second home on the property and there are no photos of this home in the listing and I'm thinking this second house could be the reason why it's not selling? I believe an older couple lives in the main house and a younger family with children in the second house based just on the photos in the listing.

Would it be unwelcome or annoying if you received an email from someone about a house asking what the difficulties are in selling it from someine who isnt looking to buy right now? Im assuming thebanswer isnyes and i dont want to be a pest to the realtor who has this house. We aren't ready to sell our home and move quite yet, and this house is a bit out of our budget currently, but ive been actively watching this house forever and just don't understand why it hasn't sold yet. 6 bd/4 ba in the main home and 3 bd/ 2ba in the second home. Listed as 15,000 square feet but that is including 3 airplane hangars I believe. Bonus on site meat locker 😅

I'm also not a big pro in houses so maybe this is just super overpriced for what you get and I'm looking through rose tinted glasses.

Aren't comps/CMAs useless with buyer credits at close happening now?

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. I asked my agent about these, and he said these buydowns aren't even the full story: buyers can write all kinds of other credits into an offer, like their closing costs, prepaid sewer fees, etc. Apparently cash buyers can just write in a "buyer credit at close" for any amount in their offer.
