Question about disbursement checks

If I accepted a cash offer of $92000 on my home that allowed the buyer to put $50000 down then I became the lender on the rest, 12 monthly payments and the final a balloon payment, why would I not be able to make a request to have 2 checks sent for my disbursement amount. I jumped hoops and bent over backwards to accommodate all of buyers offers, appointments, inspections and everything else throughout this sale. I do not have a regular brick and mortar bank account. Prepaid online bank account has worked fine for me all of these years. But I can only do up to $2500 mobile check load. That would have been enough for me to be able to rent UHaul and pay a couple of movers and pay the rest of down payment to move into my new place. I could have waited until Monday to open new account with the remainder check. But since I received it in one large check and on a Friday, I was unable to do any of those things because although banks were willing to open an account, none were willing to allow me to withdraw any of the funds until the check was verified on Monday. Now the Buyer is threatening to get an attorney because I am unable to release the house. My real estate agent never even told me what time I had to hand over the keys, she had only said I had to be gone by Saturday night. Then she tells me at 2:00 today that the buyer was coming at 6:00. I could have been done and gone if escrow had granted my one request of just 2 separate checks. I'm not trying to keep the buyer from the house, but I honestly had no extra income to complete the things I needed to do for the move. I had explained all of this before the disbursement check was even been made out. I don't think it was wrong to make that simple request. Any thoughts would be appreciated. I am also carrying the remainder of the loan for the buyer.

Aren't comps/CMAs useless with buyer credits at close happening now?

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. I asked my agent about these, and he said these buydowns aren't even the full story: buyers can write all kinds of other credits into an offer, like their closing costs, prepaid sewer fees, etc. Apparently cash buyers can just write in a "buyer credit at close" for any amount in their offer. So a new townhouse that appeared to sell for $800k in the MLS might have actually been a cash offer with a $100k+ buyer credit at close, meaning the buyer only spent $700k or less in total, but to the rest of the world they can only see the $800k! My wife and I are first time homeowners and could use some advice on a situation we've been having with our management company and Board. We bought a condo in Brooklyn two years ago, and since then our HOA fees have climbed dramatically. In August of last year, our fees were increased by ~30% and just yesterday we received notice that this new figure would be increased by 16% as of June 1st. The by-laws for our building state that ten days before such a change goes into effect, the Board must provide unit owners with the itemized budget upon which the new numbers were based. How to create fidelity investments current bank statement for lender during escrow

I transferred a certain amount to my bank account to complete the minimum down payment required. The bank wants a current statement of the transaction. Unfortunately, fidelity only does quarterly statements so a December statement is not available and we are due to close next week. I called fidelity and they they can only provide a letter but the bank said that won’t suffice.
