So we are currently looking at another house. 3200 sq ft colonial- 5+ acres- great area- great schools- in the county. It’s cash only- so my Dad calls the agent. She tells him the owners haven’t lived there since March and there are busted pipes and a rat infestation. Said it’s most likely a complete rehab. He said no thanks just based on rats. Came to tell me about it. I was a bit more interested. Did some more digging. Saw the house was sold about 6-8 yrs ago and the pics inside were stunning. Makes me more intrigued. Do more digging and find the house was the site of huge animal cruelty case with animal Hoarding about 2 yrs ago. So now I dig up the police report and it says that there was “Sheetrock and insulation everywhere”. So with almost 100 animals in the house, there must be damage. I start thinking something is amiss. Dad says give the agent another call and have her answer my questions.
So now I call the agent with my questions. She gives me basically the same story she told my Dad. House is in disarray- holes in walls from rats and mold issue. Also tells me the owners stated that they “have always had rats because of the corn fields”. They tried to mitigate the problem but couldn’t. I find that hard to believe. Apparently rats have chewed through walls so there is Sheetrock and insulation missing and whatnot. Sheetrock and insulation- sounds like the police report! I mention the animal hoarding issue and she tells me that the owners never disclosed this and she actually knows nothing about it! What? Then she tells me she’s actually never been in the house and doesn’t visually know the condition of the property but is going by what the owners tell her. The first time she views the property will be when she schedules a viewing for those qualified to see the home. Mind blown!
Next she tells me that if I want to view the property I need to sign a hold harmless and send that back along with proof of funds. Ok..doable.
I’m on the fence now about actually believing the rat problem. I would think the surrounding homes would have the issue as well if it is an infestation- and as bad as she made it sound. Reading the police report about the Sheetrock and insulation being everywhere makes me think that the nearly 100 animals should be factored into this distruction- and maybe they didn’t actually have a rat problem? . No, they didn’t have pet rats in the hoard if anyone is wondering. Since the animal hoard wasn’t disclosed, did they maybe use that as a “cover” for the damages and smell and whatnot?
I don’t know what to do. Should I go see the home? Would you? If it’s true, has anyone dealt with a home with a rat infestation? What do I need to know? What do I need to know about pipe breakage in multiple areas of the home? Besides foot booties, N95 or respirator, and goggles should I wear another other protective gear if I decide to go to the showing? TIA!
