Studio mobile home - catastrophic raw sewage leak

I rent land in a mobile home park. Someone cut the sewer line under my home, and the home is listed for sale (and was when this happened). I am not sure who, but it happened when I was not home and after a park paid plumber fixed the park main sewer line after I filed a state complaint for raw sewage leaking in a cesspool from the main line (owned by park). A state inspector ordered the park to fix their leaking line. I got sick from asthma attack (sewer gas burned my nose) and was at the urgent care (later ER) when the park sent their plumber under my home. He buried the park leaking sewer line, which had been above ground, and someone cut the sewer pipe to my home. Possibly to drain the sewage, since the park lacked an access point to drain, someone cut my pipe. As I got home, the park maintenance guy and receptionist were taking photos under my home. I showered twice in 3 inches of sewage, when the main sewer line put 2 inches of raw sewage into the bathroom before I realized what was going on, and my sinks filled with sewage. The night after I filed my state complaint, I heard a faint sawing sound at that corner of my home. I do not know for sure if the sawing sound and my sewer pipe being cut are related. My friend said call the police or at least file a report, so I did. Sheriff said no one could do anything, unless an expert told him the line was cut. The park plumber refused to put it in writing to me when I asked. I clarified twice by phone he meant “intentionally cut.” I have a plumber coming out to possibly fix it by “getting paid out of escrow,” since the park plumber told my insurance it could have been a prior homeowner who cut it, which does not seem to make any sense, because I had no issues with backups until the main line leaked. Question is- the realtor still says the home can sell. She is great at what she does. Assuming the plumber can fix it, what is the market like for a mobile home in the Bay Area now? Assuming I fix the pipe. I have not had a working toilet since 12/14, lost wages due to being sick, and cannot buy the plumbing parts (veteran fixed income) until three days from now. The park has a sewage violation, and I am so angry that I will be sending my rent check by Fed ex, so I do not have to be in a room with park representatives.

North Carolina – “One to Buy; Two to Sell”

I realize I will likely have to contact a real estate attorney but also hoping to hear insights and experiences from others! I have a house in NC that I bought by myself in 2009, and paid off, in full, in 2022. I got married in 2023. My spouse and I have not lived in the house as our "marital residence". We have maintained separate residences even after we got married. (That a separate topic!). I am now selling this house. Realtors have told us that my husband has to sign the deed at time of transfer but I am not convinced since the house has not been our marital residence. The realtors like to use the phrase "one to buy; two to sell", which seems like a broad-stroke statement which is not applicable under all circumstances. And of course, the realtors don’t realize the details of my specific circumstances: I purchased and paid for the house in full prior to marriage Only my name is on the deed And most importantly, we have never lived in the house as a marit...

Question With Tricon "Pending ID".....

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Do we pretty much have the place or are we missing something? submitted by /u/Itskrueger [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1orixqj/question_with_tricon_pending_id/

Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts? Are houses today tending to sell far below list prices, or ??? submitted by /u/chewybrian [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1o4mcon/making_offers_on_houses_not_listed_for_sale/
