No Certificate if Occupancy

We’re in the contract process now and the seller has stated that there is no certificate occupancy but also states that this isn’t a problem. The house is very old (from the 1800s), in NY, and has had work done on it. Is this a problem?

I really don’t understand what the CO is for. Is this a regional thing where some areas need them and some don’t? Will it be hard for me to sell the home without it? Will I be unable to get a loan? Will the city come in and say certain upgrades need to be taken down?

We love the house and really want it. We plan to live in it for decades.
