Low income buying a house

Ok I’m on disability for a chronic disease and I don’t make much money. I have section 8 which helps pay my rent but I want more out of life.

I read that there’s a program that allows people with Section 8 buy a house; The Housing Choice Voucher. This program is just like the renter version where they pay a portion of your mortgage for up to 30 years. It really is a great program.

Well I’m in L.A. and was told by HUD that the program is closed due to insufficient funds, but I also was told by a realtor that the program is active. This realtor was supposed to email the info but she always “forgets” to do so.

I know Naca accepts Section 8 but when I signed up with them and paid the dues, it still was a waste of time. I only spoke to the counselor twice; the initial interview and when I told her that I spoke to Section 8 and they informed me that Naca themselves needed to contact section 8 to get the ball rolling. Of course the counselor did not do that.

So I figured I’d reach out to you guys to see if anyone has any info. Owning my home would open so many doors for me; especially financial independence and literal freedom.

I’m open to buying my home the traditional way with getting a job (even though that will effect my government insurance that pays for my 10K a month medicine. But that’s a whole other issue) for a while so I can qualify. Once I’m in my home there no turning back and that sucks is MINE! I’m very smart and responsible with money.

I don’t have debt and I have about a 718 credit score. I also have some money saved for the down payment and down payment assistance programs are abundant for low income buyers.

I’m willing to move to another state if that makes things better. The rural home buyers program won’t work for me because I need to be in an urban city due to my condition and proximity to hospitals.

Where there’s a will there’s a way and I’m not afraid to admit that I have no idea where to start on this new journey. I literally need a life coach to help me blueprint my plan, but as you can imagine I can’t afford one.

So I turn to you guys. 😇 Hopefully someone knows something helpful.

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
