Bought a home in FL with a lot of undisclosed damage and purposely hidden. Damage

We very recently purchased a home in FL, we discovered that under the kitchen sink there was a leak and so they placed a faux thin bottom panel to look like the actual bottom of the cabinet, they glued it over top of the ruined water damage cabinet bottom. We pulled up the faux panel that looked as if it had recently been partially lifted to discover mold and what looks like a hole they punched in the large middle dip of the cabinet to possibly drain the water. Fast forward two weeks and our main bath just smells musty, full of cockroaches and earwigs and there's yellow showing through the freshly painted ceiling and mold growing in those spots as well. They painted the ceiling very recently as they left the painters tape on parts of the wall. It turns out the seller took out the old vanity to replace it and the shut off valve did not work so she had a "little flooding" in the bathroom.

We are in talks with the broker and have paid a mold tester to come out to test the mold in the kitchen because my toddler has asthma and I'm worried this can hurt her. We have also found hidden foundation issues, they painted over all the cracks in the cinderblock of the garage wall as well as covering the large dips and bumps around the home with strategically placed furnishings all along the outer walls of the home and around the areas we know have water damage. Since moving in we believe the foundation has cracked as there is a lump, dip and the lvp has cracked. We were going to hire a structural engineer but our broker advised us to not pay or spend any more money fixing anything until our meeting this week because she doesn't want us spending money if we don't need too.

We tried looking up laws because our realtor has not guided us on how to handle this situation at all and have proof she hid at least some of these things before the sale of the home and from the inspector and she did not disclose any of it. The sellers disclosure also said that every door works properly and locks and opens properly, which is not true. She also said all windows have screens, which is not true. We do not have the money to replace an entire side of the kitchen cabinet or a bathroom. The foundation is also a huge expense we can not afford. We feel like she committed fraud and we are not happy. We chose this home over a bigger home with an extra bedroom because we thought we were buying a home that needed a little cosmetic work and a few little things. We are so worried that if she hid these things, what else could she have possibly hid that we may not even know about?

Our realtor is in talks with the sellers team and the sellers team wants all the quotes for the water damage and what it will be to fix it.

We feel very taken advantage of by our agent as we brought up our concerns to him on the final walkthrough and brought up backing out several times and the fact we did not care if we lost our money, we just needed more time to discuss and see what other options we had. He never told us we could renegotiate the HOA sod violation the sellers got the night before closing and I brought up to the realtor what they offered us will not cover the sod for the yard. We also saw several broken things through walk through and all the realtor said was "I wish there was something I could do" or "rushed us to get to closing because we were going to be late. Firstly, the home and garage were not empty for our final walkthrough so we did not get an accurate look at the home for our final walkthrough. It's been a nightmare and we have got absolutely no guidance or help with anything and have been going out ourselves, wasting our time and money trying to figure this out. We feel as if we are the only ones that were made to follow the rules as they did not even follow the contract and nothing was done about it.

What can we do? What are the laws when it comes to this?

Aren't comps/CMAs useless with buyer credits at close happening now?

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. I asked my agent about these, and he said these buydowns aren't even the full story: buyers can write all kinds of other credits into an offer, like their closing costs, prepaid sewer fees, etc. Apparently cash buyers can just write in a "buyer credit at close" for any amount in their offer. So a new townhouse that appeared to sell for $800k in the MLS might have actually been a cash offer with a $100k+ buyer credit at close, meaning the buyer only spent $700k or less in total, but to the rest of the world they can only see the $800k! So that made me realize I can't trust comps/CMAs for other new construction townhouses. The sales prices could be way lower than they appear

Fast Rising HOA Fees on NYC Condo, No Budget Provided

My wife and I are first time homeowners and could use some advice on a situation we've been having with our management company and Board. We bought a condo in Brooklyn two years ago, and since then our HOA fees have climbed dramatically. In August of last year, our fees were increased by ~30% and just yesterday we received notice that this new figure would be increased by 16% as of June 1st. The by-laws for our building state that ten days before such a change goes into effect, the Board must provide unit owners with the itemized budget upon which the new numbers were based. This didn't happen last year, and when I asked the management company about it, they just kept vaguely insisting the Board had done due diligence. After I kept pressing, they finally sent a budget that was several years old, so obviously not the one that the new numbers were based on. When I asked the management company for contact information for the Board to get further clarification, I was told that th

How to create fidelity investments current bank statement for lender during escrow

I transferred a certain amount to my bank account to complete the minimum down payment required. The bank wants a current statement of the transaction. Unfortunately, fidelity only does quarterly statements so a December statement is not available and we are due to close next week. I called fidelity and they they can only provide a letter but the bank said that won’t suffice. Any way I can find or make one of my own that has my account number/name along with all the recent month’s activities? submitted by /u/bodaciousbeans [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zmnnqo/how_to_create_fidelity_investments_current_bank/
