How to get bank mortgages on more properties?

So question is how you all have moved from 1 to many properties, I just dont get the point of how that works in terms of dealing with banks.

For example I have 1 property with a mortgage, which Im paying monthly, and banks doesnt want to give me more mortgage, even I have downpayment for that. What is ways to deal with them and move on to next one? And what is other methods beside bank mortgages?
