What are the chances that I can sign a lease myself and make it clear with the landlord that I would like to split the house with another person in the future who would not be on it? Basically a sublet. I know this can restricted in lease agreements, but is it common for it to be allowed? I am looking at Albany, Oregon specifically. I can afford it myself but would rather save $1200-$1500/mo splitting a 3/2. I want a yard for the dogs and a garage for my car, plus renting is currently about $1000 cheaper per month than owning in the area.
College kids do it all the time, presumably without the landlord's knowledge. I'd like to be upfront and keep things legal. There's also the fact that I wouldn't want to assume full liability if the person I am subletting to damages the property.
