I'm trying to sell a small property I own in northern WI. It has a basement well (new basement well installs have been banned in the state since 1953, although anything installed before that is considered grandfathered in). I have an accepted offer, but the buyers mortgage company won't approve unless I put a new well in (or credit the buyer for it so they can do it in spring). They are trying to get a conventional loan.
Is this something every mortgage place is going to require? Does anyone have experience buying/selling a property with a basement well? This is going to cost me a small fortune to replace a well that is fully functional.
