So, I've been looking at a lakefront lot for months (actually offered on it twice). However, the owners, despite having bought it at a foreclosure auction and the property having sat for sale for 390 days, refuse to negotiate on the price. Whatever. So, a virtually identical property right across the lake is coming up for sale at a county tax auction the week after next. It will be conveyed by Special Warranty Deed, and the auction house is advising a title search before bidding.
Two questions here: What are the pitfalls of a Special Warranty Deed?, and Is there any difference between my paying a title company to do a title search and my going to the local courthouse to research the chain of property ownership? I've done it before for other properties, and the records at that courthouse are still all in actual Deed books, so tedious to look up, but free for me.
