FHA Re-appraisal.

Hello all, I am new here. I'm purchasing a townhome in the Atlanta area. We have been through a million hurdles it seems just to purchase this home. We're using an FHA loan for it. We initially had it inspected and appraised, with only minor issues. Now, the underwriter is calling for another appraisal. It was done the other day but we are still waiting for the results. They had a few concerns that I'll mention below.

  • Attic access Blocked by shelves in closet.
  • "Exposed" Wiring on the outside of the home.
  • Loose boards on the patio deck.

The sellers were supposed to fix this issues, but of course, they never did. Our realtor talked to them and they allowed us to go out there and fix them. I had no problem doing this because it only costs me the gas to get there.

While we were there we examined everything and made the appropriate repairs, Detailed below:

  • Attic access Blocked by shelves in closet.
    • We removed the shelving in the closet so the attic entrance had proper clearance beneath it.
  • "Exposed" Wiring on the outside of the home.
    • It appeared to be mostly old cables from an old satellite dish. All low voltage and relatively harmless. There were wires that were able to be taken down, so we did. Other wires were still there so we bunched them and organized them. Any exposed and frayed wiring was wrapped diligently in electrical tape.
  • Loose Boards on the patio deck
    • I took 4" screws meant for patios and drilled them in and secured every board. I also hammered down and extra nails popping up just to avoid that potential headache.

My concern with this re-appraisal/inspection is that our efforts will not be enough. This is the final hurdle we are trying to maneuver and I have serious anxiety the repairs will not be enough. Are there any appraisers here who could provide insight? Also would like to ask this; If it is just a re-inspection/appraisal, will they look at the entire home again? Or will they simply just look at the repairs underwriting was worried about?

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
