We are thinking of putting our house on the market in 2-3 years time. It's in a desirable area, not too worried it won't sell, however the furnace and AC are from 1992. They've been maintained properly and everything, and they work even though they're not very energy efficient (and the AC is just not super efficient period, but it still works, just can't recharge it anymore), but at this point I'm thinking it's only a matter of time before they go bust so even though we are planning on selling in a couple years, I think it would be a good idea to replace them asap instead of putting the house on the market with very old AC/furnace units which would be bargaining tools for the buyer to reduce the price. To me it also would give the impression that the house wasn't maintained very well, which is definitely not the case, we've done other upgrades.
I'm thinking at least until we sell the house we'll save on utility bills, be more comfortable, worry less about a problem with old units, and it'd be a selling point (and we can just increase the price a bit to account for the purchase and installation price of the new units). What is the general wisdom for situations like these?
