I've been shopping for a house that we can purchase and demolish, in order to build a new home. We came across a very good property - great location and about double the normal lot size in the area - and we put an offer on that has been accepted.
The seller disclosed that they had an oil tank that was removed in 2010. There was leakage and contamination. I have the report from the company stating what they did (testing about 12 ft around tank, replacement of soil, and ongoing testing for a year). I also have a letter from the state, which indicates that the state agency was happy with the results and no further action was required.
Given I'm going to knock down this house and build, what is the risk? What questions should I be asking? Is it fine since it was remediated?
