Wondering what is going on with ownership on a property across the street.. they seemingly took a 100k hit for nothing?

Hopefully this is the right place to ask this -- My neighbors recently listed and I've been keeping an eye on the prices since the homes are generally all worth almost double what they were ~12 years ago, but this seems strange that the ownership went from the person to a trust in their name and then sold off to a LLC at a huge loss?

Is this what a cash purchase looks like where they just give them cash for their equity and pay off the bank separate to avoid fees? Or what is the deal here

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
