I mostly liked my realtor, but he made one big mistake. Do I owe him an explanation when I don't hire him next time? [MA]
I bought a rental house in Massachusetts recently. It's an old house with lead based paint. After buying it, I learned that Massachusetts law makes it nearly impossible for me to rent out the house until I get it de-leaded, which will be expensive.
My realtor knew that this would be a rental property, but he never told me about the lead law. When he drafted an offer that waived the lead inspection, I asked him if that was safe. His response was "It's your call. I've never had a client conduct a lead inspection. In a house this old, there's most likely going to be some lead."
I'll be buying another house soon, and I will find another realtor. Do I owe my previous realtor an explanation?
My general preference is to avoid giving unsolicited advice. I'm not his boss. It's not my job to tell him how to do his job.
On the other hand, he is a hard worker, and a nice person. He probably deserves to know what went wrong, so he can learn from his mistake
