What are things I should know about when buying a home?

I live by myself and to be honest, I’m tired of wasting my money on rent. How much do I need saved up before buying a home? I make about 40K/year so I’m not looking to buy a home greater than 200K. I just don’t know where to start. My lease for my apartment ends in June. The only debt I have is for my car and student loans (which is almost paid off but I would like to keep it active since that’s the longest credit history I have and paying it off will lower my credit score by a smidge).

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
