My parents are located in CA and I'm trying to assist them in forming an LLC for their rental properties; however, I do not have any experience myself. I have some questions:
1) Is there anything special they have to do if they have a mortgage?
2) How many property per LLC is allowed, and how many do people usually do?
3) Is there a specialist that can assist us through the process and what are they called?
3a) What are some good places to look for the specialist?
4) Do they have to create a new rental agreement under the LLC name, or do any extra legal work with tenant?
Any other tips to look out for would also be appreciated. Thanks!
