FTHB - Offer was accepted! Any major concerns on the inspection report?

Hi Y'all,

I'm a long time lurker and FTHB who has finally gotten an offer accepted after almost a year of actively searching and bidding on homes. The inspection was completed yesterday and the inspector said the house was in really good condition for it's age (1960), but I wanted to ask if there are any red flags or deal breakers from your perspective. There were plenty of minor issues that I feel confident I can personally resolve over time but I want to make sure I'm not getting in over my head for issues that will require an expert to solve. Below are what I consider the more major issues so please let me know if you have any advice or feedback!

  • Recommend getting tree specialist to evaluate trees around home to ensure safety of home. There is one tree in back yard leaning pretty bad. Recommend to have evaluated.
  • Wood fascia and soffit are rotting on back of home and needs replaced.
  • The roofing is older material (estimated age is less than twenty years) and is in fair condition. The typical life for this material is 20-25 years. In all, the shingles show evidence of normal wear and tear for a roof of this age. The roof should have a few more years of useful life. Keep in mind that these life expectancies are approximations only and other factors such as extreme weather conditions can result in a shorter life. Recommend having professional roofing contractor evaluate to see how much life is left.
  • No insulation in floors of the main crawl space. May desire to add.
  • Regardless of whether fiberglass insulation is installed in a wall, or crawl space, attic, the paper facing should always face toward the inside of the home. That's because the paper contains a layer of asphalt adhesive which prevents water vapor from passing through it. If the insulation is installed with the paper vapor barrier facing away from the heated part of the home, moisture from humid inside air can condense and become trapped in the insulation during cold winter months. This can lead to rot and mold. All of the insulation in crawl space is not installed correctly. Needs to be repaired.
  • Improve: Liberties have been taken with good framing techniques. Floor jacks, as observed in the crawl space, are designed primarily for temporary use. At minimum, the bottom of the jacks should be encased in a concrete footing and the tops securely attached to the joists above. The inspection did not find evidence of significant damage to the structure nor need for immediate major repair. You may wish to have permanent repairs made when other structural or carpentry work is being done on the building.
  • Did observe old termite tunnel in add on crawl space in back. Recommend further evaluation by termite company to check out home. Treat if needed.
  • Improve: The dryer outlet does not meet current codes for grounding requirements (4-pronged outlet now required). Recommend having an electrician change this outlet to the newer 4-pronged type if a newer model dryer is used.
  • Improve: All 2 prong outlets within the oldest part of home are ungrounded. This is not unusual in homes of this age. Ungrounded 2- prong outlets should be replaced with 3 prong outlets or a ground wire added at each outlet and wired back to the panel. The electrical code does permit the installation of a ground fault circuit interrupter (GFCI) type outlet where grounding is not provided. Recommend consulting an electrical contractor to discuss the various options. 2 prong outlets are in the bedrooms, hallway, and living and dining room, some outlets in kitchen. The rest of home has grounded outlets.
  • Repair: The sediment trap or also known as drip leg for the furnace is not installed. The trap should change the direction of the gas flow 90 degrees (See Photos).
  • Repair: The sediment trap for the water heater is improperly installed as there is not one at water heater. The trap should change the direction of the gas flow 90 degrees at the unit.

Aren't comps/CMAs useless with buyer credits at close happening now?

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. Fast Rising HOA Fees on NYC Condo, No Budget Provided

My wife and I are first time homeowners and could use some advice on a situation we've been having with our management company and Board. We bought a condo in Brooklyn two years ago, and since then our HOA fees have climbed dramatically. In August of last year, our fees were increased by ~30% and just yesterday we received notice that this new figure would be increased by 16% as of June 1st. The by-laws for our building state that ten days before such a change goes into effect, the Board must provide unit owners with the itemized budget upon which the new numbers were based. This didn't happen last year, and when I asked the management company about it, they just kept vaguely insisting the Board had done due diligence. How to create fidelity investments current bank statement for lender during escrow

I transferred a certain amount to my bank account to complete the minimum down payment required. The bank wants a current statement of the transaction. Unfortunately, fidelity only does quarterly statements so a December statement is not available and we are due to close next week. I called fidelity and they they can only provide a letter but the bank said that won’t suffice.
