Our client Alfred (I'm using fictional names and fictional countries) is a real estate agent in Albania. He is very new in the space, he has no customers, he's only just starting. He has a couple of ideas to start the business, but for the time being he has no customers, so nothing for sale, nothing for rent, nothing to offer.
He intends to approach a large real estate agent in a neighboring country, for example Bart in Bulgaria (Albania and Bulgaria aren't neighbors, but it's fictional). This is an established company, they have been in business for decades, they have sales, customers, employees, etc. The idea is for Alfred to ask Bart if he is interested to open a branch office in Alfred's country, Albania.
There are a number of advantages:
- our client, Alfred in Albania, can use the well known name from Bart in Bulgaria, the established realtor in his country, it will give Alfred more "credibility"
- Bart's company in Bulgaria, gets more visibility if they open an office in Albania
- Bart already sells real estate in Bulgaria to clients from Albania
- let's assume Bulgaria is a popular destination for certain clients from Albania
So, Alfred has an advantage:
- if Alfred opens an office in Albania, he has access to Bart's clients from Albania (because Bart already sells real estate in Bulgaria to clients from Albania).
- Bart's clients from Albania bought real estate in Bulgaria (!) but there is still an advantage: if Bart's clients from Albania want to buy or sell real estate in Albania, there is a good chance they will go to Alfred since Alfred runs Bart's office in Albania
- how does Alfred compensate Bart?
Usually real estate agents ask a commission. This can range between 3 and 6%, it depends. So Alfred could split his commission. Example:
There are several scenarios (for buy and sell):
- if Alfred sells real estate (in Albania) to one of Bart's clients, he should pay Bart a part of his commission, but how much? Maybe 40%, or is that too much?
- if Alfred sells real estate (in Albania) to one of his own (Alfred's) clients, should he then also pay part of his commission to Bart? Maybe 5%? He is after all using Bart's well known and established name.
Same applies if Alfred sells in Bulgaria:
- after a while, Alfred will get more customers of his own
- as mentioned before, Bulgaria (Bart) is a popular destination for certain clients from Albania (Alfred)
- if Alfred sells real estate in Bulgaria (!) to one of his own (Alfred's) clients, then Bart should pay Alfred a part of his commission, but how much? Maybe 40%, or is that too much?
- the last scenario is very rare, but it could happen: if Alfred sells real estate in Bulgaria (!) to one of Bart's clients, then what? That should not happen, most likely a client of Bart should be handled by Bart and he'll get the commission, right?
What if they buy (without selling)?
- what if Alfred buys real estate (in Albania) from one of Bart's clients
- what if Bart buys real estate (in Albania or in Bulgaria) from one of Alfred's customers?
Are there any other scenarios?
So, sorry to trouble you with a lengthy post, but basically my question is how should Alfred go about this?
