Leasing Issue

Hello guys,

I am not sure if this is the right place to post such inquiries

My uncle signed a lease with one of the apartments complex for a 1 bed room. My friend is not from U.S but he is here for medication purposes in John hopkins, Baltimore MD.

The lease office for some reason didn't allow him to go and look at the apartment before signing the lease. I really not sure why the hell would someone sign a lease without seeing it physically. But I believe there is a sample room in the lease office that he saw and thought it would be the same.

Anyways, the apartment was the worst you would ever see not only because everything is broken but also he figured at night that its a full of roaches that he cannot even sleep in it. No kidding there was like thousands and thousands of german roaches that he couldn't even sleep and booked a room in the hotel.

Next day he went to the lease office and told them the issue and they didnt want to change his apartment nor break the lease. Until they agreed to have a 3rd party to check the apartment roaches condition. Next day they checked it and confirmed this apartment in very bad condition and the lease manager approved to give him a release from the lease.

Now the issue is, he released him only 2 days after siging the lease which was on early June. But still he didn't refund the 4k USD deposit. Every time we stop in the lease office he doesn't open the door. One day he opened it and he told him that he's in a meeting and he will call him back and never did.

We tried to put pressure on him, until he accepted to give us a number of they guy who supposed to refund us whom is living in Colorado Lol?! We called that number its disconnected and doesn't exists.

I saw the lease it doesn't have any piece of information of the apartment owner

Now to be honest I am not sure how to help him out This guy doesn't want to refund him No one to contact

Can someone guide me? Is there like some estate associations that I can call to help me with this issue

Aren't comps/CMAs useless with buyer credits at close happening now?

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. I asked my agent about these, and he said these buydowns aren't even the full story: buyers can write all kinds of other credits into an offer, like their closing costs, prepaid sewer fees, etc. Apparently cash buyers can just write in a "buyer credit at close" for any amount in their offer. My wife and I are first time homeowners and could use some advice on a situation we've been having with our management company and Board. We bought a condo in Brooklyn two years ago, and since then our HOA fees have climbed dramatically. In August of last year, our fees were increased by ~30% and just yesterday we received notice that this new figure would be increased by 16% as of June 1st. The by-laws for our building state that ten days before such a change goes into effect, the Board must provide unit owners with the itemized budget upon which the new numbers were based. How to create fidelity investments current bank statement for lender during escrow

I transferred a certain amount to my bank account to complete the minimum down payment required. The bank wants a current statement of the transaction. Unfortunately, fidelity only does quarterly statements so a December statement is not available and we are due to close next week. I called fidelity and they they can only provide a letter but the bank said that won’t suffice.
