Quick question that I hope to have some knowledge on before asking my selling agent.
We are listing our home with an agent very soon, maybe today, and I’m curious. If we find an unrepresented buyer, does the selling agent typically get the full commission?
Are commissions ever written into the seller/agent contract separately, I.e., that the selling agent will get their 2.5 percentage upon sale, but if there’s no buyers agent the remaining 2.5% will not be paid out by the homeowner?
I’m asking because I might have a buyer in the wings and don’t mind paying the sellers agent commission, but if I find the buyer I don’t want to pay a full 5% to my agent for a house that never really hit the market. Thanks for any info
