Use couple month old survey from previous contract?

Offer got accepted on a rural 20 acre piece of property. Seller had no survey and bank was willing to go off what was recorded in deed but I wanted a fresh survey. I knew the property had been previously listed and went under contract but fell through and property was relisted with a new realtor so he didn't give a reason why it fell through. Because the price was lowered I'm thinking it was appraisal. I did notice there was fresh survey tape on the corners of the property. So I asked and they said they never received the survey since previous buyer paid for it. Started calling around for estimates and timelines were pretty far out. Got a call back and one company told me they had just surveyed this property a couple months ago. Sounds like I found the company that did it for the last buyer. I asked em how much I would need to pay to get it and they told me all I gotta do is get the current owner to call and give them permission to release it to me and I can have it no charge.

Would you feel comfortable with this? We had a closing date pushed way out to accommodate longer appraisal and survey times but this could save me about 2 grand. Pennies compared to potential problems but if this is gonna be 100% safe id like to save the cash. This survey company seems pretty reputable based on reviews which is why I called em but I'm always worried about getting screwed and getting a garbage survey. Should this cover all my bases in the title policy as well with the survey this fresh?

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. We bought a condo in Brooklyn two years ago, and since then our HOA fees have climbed dramatically. I transferred a certain amount to my bank account to complete the minimum down payment required. The bank wants a current statement of the transaction. Unfortunately, fidelity only does quarterly statements so a December statement is not available and we are due to close next week. I called fidelity and they they can only provide a letter but the bank said that won’t suffice.
