Purchasing Real Estate in a Different State

I live in Ca. and real estate prices are out of control here. I have started looking in other states, but I found a whole bunch of real estate at unbelievable low prices (remember I'm from CA so..) and I don't really want to buy a bad property but some of these are as low as $16-$30k. I was thinking about just purchasing one for a rental, but it being out of state makes me think 'too good to be true'. Does anyone else have experience with this or if I am just to novice to realize?

Question With Tricon "Pending ID".....

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
