Keep CA Home As Investment Or Sell?

My wife and I live in CA, and have about $250k of equity in our home. We have discussed moving to a less expensive part of the country for quite a while, and it feels like that day is getting closer. We are also interested in having rental properties, and are wondering if this would be a good opportunity to start. Would it be a good strategy to keep our CA home with very good rental potential and rent it out when we move as our first investment property? Or would it be better to sell it to pay a significant amount down on a home in a different state, and save for our first investment in our new location?

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
