[California] buying a house with shared driveway and septic tank

Hi all — I’m planning to submit an offer in the LA County on a house that has a shared driveway (total of 4-5 homes share it). I understand that this is an easement and I would be sharing costs for maintenance and repairs. Are there downsides to this arrangement? I presume issues could arise with neighbors but they seemed to be nice and the shared driveway is quite spacious. Also, the house is on septic and not public sewer. I’ve never had septic before and based on my limited research, it sounds like it should be fine as long as I inspect it and maintain it well like draining every couple years. For what it’s worth, the house has been sitting for some time and is priced considerably lower than market comps, most likely due to the 2 items above. Want to build on a great land deal

A family member has offered to sell me a 10 acre piece of land for $10k. It had a mobile home on it prior, it's been graded and cleared as well as already having septic, water, electric and internet. I don't know the going rates of modular homes (after delivery, finishing etc) but this seems like an advantageous land deal. Social Media for Realtors

I can design my own Facebook and Instagram posters (New Listings, Open Houses, etc.) using Canva Pro. However, the templates there are so overused that I see them on almost every other agent's profile. Additionally, I find the templates provided by my broker difficult to use, as my contact information is barely readable. I've connected with a new graphic designer/social media assistant who charges $2.5 per poster and will also help me post and share them on my business page. Contingency confusion

Hello, We just had a home inspection. We’re not happy and we want to walk. Home is 800,000. our realtor told us we could walk away if we weren’t happy with the Inspection and get our earnest money back. Well, we are not happy, and now the seller is refusing to sign. What is our recourse here? Some of the House issues: The main sewer line has a huge hole and needs relining, the roof needs repairs, there is window rot on eight windows (the manufacturer said that this is a known issue for these type of windows that were installed back in 2003 and the only possibility is to replace), the water heater is pumping out combustible materials, considerable amount of mold in the house and animals are urinating in the home- it STINKS. Buyer signed contract but never deposited escrow

First, yes, I will be asking a lawyer. I am asking here to see if something similar happened to anyone else. We are selling our house. A buyer came to our realtor with an all cash offer. Full price, no inspection, no appraisal. The only caveat was that he wanted us to close in 10 days. He offered 20% of the sale price as escrow. We are supposed to close on Monday. We agreed and the buyer, his wife, my wife, and I signed the contract. Days pass and he has not paid in escrow. Yesterday, he agreed to wire the entire amount since we are closing on Monday. Today, he stated he has wired the money to the title company, but from what they have seen, they have not received it yet. He is currently in breech of contract for not depositing the escrow funds in a timely manner. If he doesn't have the purchase funds to the title company by Monday, he is definitely in breech of contract. Am I entitled to the escrow (that he agreed to but never submitted)? I am assuming I will have to sue him ...

What do lenders look for other than income deposits and balance to cover down payment? If they look at spending habits, what explanation would seem acceptable to them? We both had long Covid and spent more than usual for medical supplies and over the counter meds online this year.
